Asbestos is still more common in buildings than most people realize. While its use has been restricted for decades, it can still be found in older construction materials — and even in some newer buildings due to imported products. If disturbed, asbestos can release dangerous fibers into the air, creating health and compliance risks.


Here’s what facility teams, property managers, and building owners need to know about identifying, testing, and managing asbestos safely.


What is Asbestos?

Asbestos refers to a group of naturally occurring fibrous minerals valued for their durability, heat resistance, and insulation properties. Historically, it was used in products like insulation, roofing, flooring, cement, and fireproofing materials. Inhalation of asbestos fibers is linked to serious health conditions, including asbestosis, lung cancer, and mesothelioma.


Where Asbestos May Be Found

While it was most heavily used from the early 1900s to the late 1970s, asbestos can still be present in:


  • Pipe and duct insulation

  • Floor tiles and adhesives

  • Ceiling tiles and coatings

  • Roofing shingles and siding

  • Textured paints and patching compounds

  • Fireproofing materials


Buildings constructed before 1980 — and sometimes even after — may contain asbestos in one or more of these materials.


When to Test for Asbestos

Testing should be considered when:


  • Planning renovations or demolition — Disturbing asbestos-containing materials (ACMs) can release harmful fibers.

  • Buying or leasing older properties — Ensuring safety and compliance before occupancy is essential.

  • Damage or deterioration is visible — Crumbling or damaged materials that may contain asbestos should be tested promptly.


Testing Methods


  • Air Sampling – Measures fiber concentrations in the air.

  • Bulk Sampling – Collects pieces of suspect materials for lab analysis.

  • Surface Sampling – Checks dust on surfaces for asbestos fibers.
