Certified Indoor Air Quality Testing for LEED® Projects

Achieving LEED® (Leadership in Energy and Environmental Design) certification is a significant milestone for any new construction or major renovation project. A key component of LEED® certification, particularly under the Indoor Environmental Quality (IEQ) credit category, involves demonstrating healthy indoor air quality (IAQ) prior to building occupancy.

Champion Environmental Consulting provides certified LEED® indoor air quality testing services, supporting developers, contractors, and building owners in achieving critical EQ Credits. Our services are aligned with the latest U.S. Green Building Council (USGBC) guidelines and EPA testing protocols, ensuring compliance and credit eligibility.

What Is Required?

For most projects pursuing LEED® certification, IAQ testing is required before the building is occupied. Testing confirms that specific contaminant concentrations do not exceed maximum allowable limits defined by the LEED® standards.

Required indoor air testing parameters typically include:

  • Formaldehyde concentration

  • Total Volatile Organic Compounds (TVOCs)

  • Particulates (PM2.5 & PM10)

  • Carbon Monoxide (CO)

  • 4-Phenylcyclohexene (4-PCH), if carpet and fabrics with SBR latex backing are installed

Testing must be conducted according to the EPA Compendium of Methods for the Determination of Air Pollutants in Indoor Air and related USGBC guidance documents. Results must be documented and submitted as part of the LEED® certification package.

LEED® IAQ testing focuses on verifying that a newly constructed or renovated space meets high standards for indoor air quality before occupancy.

Testing targets specific pollutants that are commonly associated with new construction materials, adhesives, finishes, and HVAC systems.

By measuring air contaminants before occupants move in, building owners can demonstrate a proactive approach to environmental quality—an essential aspect of sustainable design and construction.

when its needed

Indoor air quality testing is typically performed at the substantial completion stage of construction, after all punch list items are addressed but before occupancy permits are finalized.

Common project types requiring LEED® IAQ testing include:

  • Office buildings and corporate campuses

  • Healthcare facilities and hospitals

  • Educational buildings and campuses

  • Government and civic infrastructure projects

  • Commercial retail developments

  • Industrial and logistics centers seeking LEED® certification

Testing is sometimes paired with other post-construction commissioning tasks to streamline project closeout.

Understanding the Benefits

Beyond satisfying LEED® credit requirements, indoor air quality testing provides measurable benefits for building owners and occupants:

  • Verification that off-gassing from construction materials has been minimized

  • Assurance of healthier indoor environments for future occupants

  • Early identification of potential HVAC or ventilation issues

  • Demonstrated commitment to sustainable, occupant-centered building practices

Clear air quality documentation can be an asset not just for certification, but for long-term building management.
