Mold Assessment Services

Mold Assessments for Commercial and Institutional Properties

Mold can develop quickly in any structure following water damage, leaks, persistent humidity, or poor ventilation. Often, mold grows out of sight—behind walls, under flooring, or within HVAC systems—making it a hidden threat to both building integrity and occupant health.

Champion Environmental Consulting provides licensed mold assessment services that identify contamination early, define its source, and support compliance with all relevant regulations. Whether you're managing a school facility, a commercial property, or a multi-family complex, a thorough, licensed mold inspection is critical for maintaining a safe and healthy environment.

What Is Required?

In many states, including Texas, there are legal requirements for professional mold assessments and remediation protocols. For example, property owners are prohibited from removing more than 25 contiguous square feet of mold-impacted material without a licensed Mold Assessment Consultant. Proper mold assessments must follow state regulations, including the Texas Mold Assessors and Remediators Administrative Rules (TMARAR), and involve certified laboratory analysis of collected samples. Assessments are required before developing a remediation plan and before initiating substantial mold removal activities. Skipping formal mold assessments can expose property owners, contractors, and facility managers to regulatory penalties and increased liability risks.

What You Can Expect

Expect

When you engage Champion Environmental for mold testing, you can expect a clear, structured process:

First, we conduct a thorough site walk-through to identify visible signs of moisture intrusion or microbial growth. Using moisture meters and thermal imaging cameras, we assess areas that may not show visible signs of damage. If potential issues are detected, we collect air and/or surface samples, which are sent to certified labs for analysis.

Following sample analysis, you’ll receive a detailed report explaining:

  • Locations and extent of mold presence

  • Identified mold species

  • Sources of moisture contributing to mold growth

  • Recommended corrective actions and moisture management strategies

If the contamination is minimal, we will guide you on simple monitoring or preventive steps. If remediation is necessary, we provide a mold remediation  protocol that any state-licensed  mold remediation contractor can use to complete the project.

what is it

What Is Mold?

commercial-mold-inspection-near-austin-fort-hood.png

Mold is a type of fungus that grows in damp, humid environments, often on organic building materials like drywall, wood, or insulation. Some mold species are relatively harmless, while others can trigger allergies, asthma attacks, respiratory irritation, or more severe health reactions.

Not all visible mold is dangerous, and not all dangerous mold is visible. Therefore, professional inspection and laboratory confirmation are essential for accurately assessing the scope and extent of contamination.

When Mold Testing Is Needed

Mold assessments are critical in several scenarios:

  • Following roof leaks, plumbing failures, or flood events

  • After water intrusion around windows, doors, basements, or HVAC systems

  • During real estate transactions involving older or water-damaged structures

  • In response to occupant complaints about odors or moisture concerns

  • When mold is suspected behind walls, ceilings, or other hidden areas

  • Prior to or after mold remediation efforts for clearance testing

Prompt testing allows early intervention, minimizing building material damage and potential health risks.

Risk

Understanding the Risk

Beyond visible damage, mold can impact indoor air quality and contribute to broader environmental concerns within a building.

Early detection, proper documentation, and expert remediation planning protect both your property investment and the well-being of occupants.
